What is home staging, and why is it powerful?

Home Staging is a seriously compelling concept when you learn what it is!

Having worked within the property sales and lettings industry, I’ve seen first-hand the utter frustration it can cause to both the vendor (you) and the selling agent when a property is not shifting.

If the main reason is presentation, it can be tricky to broach the subject, especially if it’s down to the way the owner lives rather than decór.

I’ve been on both sides, so I know the drill. I’ve bought, renovated, staged, and sold many of my properties over the last 11 years. I, therefore, know from personal experience the value that can be added to property simply by staging it correctly.

More people than not find it incredibly difficult to visualise the potential of a house. Or how their family would live in it, especially if the property is empty. Alternatively, if the property is messy with clutter at every turn, they will think there’s a severe lack of storage and run a mile!

I can give you a full breakdown of how to stage your home perfectly. I know what sells and doesn’t when it comes to home décor, layout and organisation! You may love your bright pink walls and hundreds of knick-knacks, but I can bet that your buyers won’t. You’re trying to move; you can decorate your next home with every colour of the rainbow!

Why should I consider home staging before selling my house?

If you want your home to sell quickly and for the highest possible price, then home staging is the easiest way to accomplish this.

Given that our homes are waiting to be snapped up at the click of a button, making your property stand out from the crowd is more important than ever. You’ve got to stop the scroll!

Of course, you need a decent photographer to get those clever, stunning shots; but the rooms must look seriously impressive.

You will entice viewers by presenting your home with smart decor, zero clutter, clever layouts, and, not forgetting, the exterior. When prospective buyers see that a property is likely to sell fast, they will be inclined to make their best offer immediately without dithering!

It’s known amongst professionals across the property industry that staged homes attract more viewings and sell more quickly. But did you know that property marketing giant Rightmove states that houses sell for 8% more than non-staged homes? On a £350,000 property, that’s a whopping £28,000 increase! You can’t say no to those figures, can you?

The Space Creator Home Staging process

If you’re here, then you’re likely in one of these situations:

You’re considering selling and want the best price for your home and/or need to sell quickly. Alternatively, your home is already on the market; it’s been on for a while with minimal viewings, you’re just not getting any offers, or the bids are too low!

So, you’ve decided to get in touch with us; great!

First, we will have an initial 30-minute call to discuss your thoughts, situation and what you’re expecting to achieve. If you like the sound of us and we think we can help you, we’ll go on to book your home consultation for a suitable time and date.

Then, I will view your property as if we were a potential buyer.

Next, we’ll sit down to discuss everything, including who you think your buyer demographic is, budget, timescales, etc. Remember that we will advise you on what is needed to sell your property. It may not be to your exact taste!

Finally, I’ll produce a written report detailing the changes needed to put your home in the best light. This will include the following:

  • Decluttering and organising advise
  • Room décor and colour-ways,
  • Repairs
  • Replacement furniture, if required,
  • Furniture placement and space planning.

This report is completed off-site and emailed to you within 72 hours.

Can you arrange this if I want to make the suggested changes?

Absolutely! If you like what I’ve suggested and want to implement the changes, we can create a complete Home Staging design detailing every item, with links for you to purchase and a list of local trades needed.

If you don’t fancy being involved, I can project manage the whole process for you, including:

  • Sourcing and organising trades to carry out any work
  • Organising the purchase of supplies, such as paint, furniture, decor items, curtains and soft furnishings.

Once significant work has been done, we will clean and style the room(s) perfectly and hand them back to you.

We will also be present on photo day to ensure everything looks as it should and carry out any necessary tidying up and last-minute touches.

Lastly, we have interior photography & floor plan contacts if you don’t want to go through your estate agents.
